abatement

A reduction in the sale price of a property as compensation for monies owing or for a defect discovered prior to closing.

When the monies owing or the defect are discovered, the buyer may ask for and negotiate an abatement with the seller.

In the case of a defect in the property, the buyer can only ask for an abatement if the defect affects the value of the property to the buyer.
