title search

A title search is a task usually performed by your lawyer when you are buying a property. The lawyer will search the title documents (and any other documents affecting the marketability of the property) to ensure that you will have free and clear title when you buy the property. Sometimes, a title search will reveal a problem which must be dealt with, such as a lien, a work order from the city, or an undischarged mortgage. As the buyer, without the title search, you may end up assuming the mortgage, having to fulfil the work order, and having to pay off the lien. For this reason, the title search is an important step to protect you financially.
