encroachment

Something that is physically projecting over the property line from another property. (For example, an eaves trough, part of a garage, or a fence which has been built beyond the neighbor's property line.) When buying a property, a survey will show you whether there are any encroachments on the property. If there are, you can attempt to have them removed, or you can seek compensation from the seller.
