easement

An easement on your property gives somebody else the standing right to enter your property, and in some cases to perform work on your property. The most common example is for a hydro worker to access an electrical box on your property. Other examples include joint driveways (which are in fact owned by one person, with an easement given to the neighbor), and access ways to properties that do not directly border roads. An easement must state a specific purpose and must be registered on title. An easement “runs with the land”, which means buyers are obligated to accept it if they buy the house.
