A mortgage loan that is given for a property whose owner already has a first mortgage loan for that property.

The lender granting the second mortgage loan stands second in line to receive money if the property is sold.

This creates more risk for the lender, so a second mortgage loan will typically have a higher interest rate than a first mortgage loan.
