The Spacious Yard that Wasn't

People assume that fences stand on the boundaries of a property. This is often true, but at times (for example, to avoid a hedge) a fence may have been built as much as six feet over into a neighbor's property. This can make your property appear larger than it really is, which is pleasant while you live there, but can cause problems when you sell.

When selling, check your survey for the true position of your lot lines, and let potential buyers know if any visible fences are built outside of your property. If you fail to make this disclosure, the buyer can ask for an abatement (price reduction) after the deal is firm, because the fence created the false appearance of a larger lot. Better to disclose now than to lose money later!
