November 2009: A Shortage of Listings
As of this writing, there are fewer than 500 homes listed for sale in the Bramalea area, compared to just under a thousand at this time last year. However, sales have increased by an unprecented 50%, with 330 sold this November versus only 175 sold in November 2008.
If the pool of available homes does not increase soon, and if sales continue at this rate, the imbalance of supply and demand will create an artificial price rise.
If you are planning to sell without also buying, such a price rise could be a windfall for you. However, if you are buying, you need to be careful and patient. Don't let the short supply of homes push you into paying an inflated price or buying something you don't really want.
