Choose Your Level of Service

A recent clarification by CREA (the Canadian Real Estate Association) has made it easier for sellers to decide the level of service they want from their Realtor. You can choose the traditional “full service” relationship, or you can choose to handle some of the work yourself. For example, you can request to arrange your own showings, negotiate your own offers, or handle your own advertising. In fact, you can ask your Realtor to do as little as list your home on MLS for a fixed fee.
If you choose a reduced level of service, you should keep three things in mind: first, the services you want must be outlined in writing; second, you must negotiate and pay the Realtor up-front, regardless of whether your home sells; and third, your Realtor will not be able to protect or assist you in the areas that you do not assign to them.
