February 2010: Still a Seller's Market
January proved to be a record month, with almost double the number of homes sold compared to last year (512 versus 262). At the moment, it appears this trend of record sales will continue through February.
Condo sales remain the exception and are very slow, with first-time buyers preferring freehold homes over condo fees. This has kept condo prices depressed.
As before, the number of homes entering the market is lagging behind the number of sales, which is causing a shortage of listings. The end result is that this continues to be a seller's market. If you're considering a move, I recommend you take advantage now while these unique conditions still last.
